Donna McCamphill AARLA

Director

Donna joined Julie Philpot Residential a few months after the launch in 2019, bringing a wealth of knowledge relating to both sales and lettings having worked in the industry since 1988. Donna initially worked with Julie back in the 80’s and has worked for several independent estate agents over the years including being a director of a previous firm. Donna has a vast amount of knowledge in not only the complexities of the buying and selling process but also of the Letting and Management of properties. Donna is heading up the newly launched Lettings side of the business. Her client reviews confirm the high standards of care, service and support that Donna provides to our clients.

Outside of work she has two daughters and is a season ticket holder at Coventry City F.C.

Donna is a member of Propertymark, the leading professional body for the property sector.

While our Lettings and Management department is a new addition to the trusted Julie Philpot brand, it is led by Donna, who brings many years of in-depth local experience in letting property across Kenilworth and the surrounding areas. Management Service

Managing your property during a tenancy, or whilst it is empty, can feel like a full-time job.  With increasing regulations and a growing emphasis on tenant protection, the responsibilities placed on landlords are more demanding than ever. From day-to-day maintenance to staying compliant with legal requirements, it’s easy to feel overwhelmed.

At Julie Philpot Residential, we have the systems and experience in place to help you meet your responsibilities with confidence. We handle the coordination of trusted contractors, covering everything from general repairs and locksmith services to gas, electrical safety and any other necessary professional assessment. Acting as your main point of contact for property-related matters, we simplify the process so your involvement is usually limited to approving work before it goes ahead—making property management as hassle-free as possible.

Letting and Rent Collection Service

Our rent collection service is ideal for Landlords who want full control without the hassle of finding tenants, collecting rent and chasing overdue payments.   We use our extensive marketing to advertise the property and help you find the best tenant.  We carry out all the necessary referencing and right to rent checks,  fully set up the tenancy, collect and remit the rent on a monthly basis. 

Letting Only Service

Designed for landlords who prefer a more hands on approach once the tenant has moved in. As with all our services, we will find you a tenant, carry out all the necessary referencing and right to rent checks  – fully set up tenancy and organise the move in before handing the management of the property back to you.

Legal & Rent Protection Service

If you opt in to the rent protection service we offer you, we can be there for you when you need us most, in the unfortunate event of rent arrears. When tenants don’t pay, you are protected, not only from rent arrears but also from any tenancy breach which gives grounds for possession – terms and conditions apply.

Julie Philpot Residential will purchase a Rent Guarantee policy from Let Alliance as even the best of tenants can fall on hard times. Here at Julie Philpot we know the importance of protecting your rental investment and whilst it’s natural to be sympathetic, your rental income still needs to be paid.

What benefit do you get from choosing the rent protection service we provide? **Subject to policy terms and conditions.

  • Cover the total monthly rent, no matter how many tenants are on the Tenancy Agreement – upper limits do apply.
  • Missed rental payments until vacant possession of the property or for up to 15 months, whichever comes first, up to a maximum of £50,000.
  • Up to three months’ rental payments at 75% following vacant possession (where applicable).
  • Professional costs up to £100,000 to cover eviction costs of the tenant for certain breaches of their tenancy agreement.
  • Covers breaches of the tenancy agreement by the tenant, including non-payment of rent and other scenarios.
  • We could also continue to assist if the tenant defends the action taken, to help find the best solution.
  • Rent Guarantee covers the whole property meaning the policy continues even when/if the tenants change (subject to satisfactory references).
  • 12 months policy term.
  • Payments continue beyond the end of our policy term.

Your interest will be noted in our policy and we will write to you to confirm your interest in a policy once we have arranged it.
